Broker has come back to let me know that the seller is "thinking about it"... and seemed quite positive....

The waiting continues!

Took the house off the market this morning..... we'll afford this boat one way or another without moving..... and the gap between what we have and what we'd buy has narrowed some what in price terms anyway with some local market distortions, so it was getting uncomfortably close to not being worth moving anyway....
